If you are looking for a place to hang your hat, Vancouver BC may seem ideal. The city has one of the mildest winters in all of Canada. Spring comes earlier here. If you want to hike, swim, fish, boat or ski, the mountains, rivers, and ocean are nearby. Is it any wonder that homes for sale in this city and the surrounding greater metropolitan area go quickly?

What Is Selling in Vancouver?

Vancouver and its metropolitan area cover a wide expanse. The greater Vancouver area (GVA) includes several other cities. These include Port Coquitlam, Coquitlam, Pitt Meadows, New Westminster, Port Moody, Burnaby and Maple Ridge. Population ranges from 10,000 to around 500,000 for these communities.

In the GTA, the most purchased type of home is a condo. It captures almost half of the real estate market. At a virtual tie for second place are detached homes and townhouses. Both retain a strong presence in the market, but condos remain a constant.

Of course, the prices for homes for sale in Vancouver BC vary significantly. Some areas of Vancouver are more desirable than others are. In North Vancouver as well as the city’s east side, condos and townhouses cost more. This contrasts with Vancouver West. Here, the cost of ownership for condos and townhouses actually is falling. In all areas of the city, the market is more volatile when it comes to detached homes.
